The settlement is located on a scenic hill in Kluszkowce, just 100–200 meters from the shore. The property hasits own direct accessto the famous Velo Czorsztyn bike path and an exitto the lake shore.

The settlement’s architecture was designed to make the most of the landscape. Most of our apartments offer wide views of Lake Czorsztyńskie and the Tatra Mountains from the terrace or through large living-room windows. Please note, however, that we offer two types of views: a full panorama and a panorama partly obscured by other buildings. If you want to be sure of a full panoramic view of Lake Czorsztyńskie, we recommend our Apartamenty Czorsztyn Prestige, located on the waterfront.

Osada 12+ is the perfect place for couples, travelers with dogs, groups of friends, business guests, and those seeking peace to work (ideal for workation!). Our 12+ policy removes the noise typical of family resorts, promoting focus and deep relaxation.

We prioritize privacy and modernity. We use the self check-in system – before arrival, you receive a code allowing independent access to the apartment at any time after the hotel day begins.

Each apartment has one dedicated parking spot. For guests arriving with more cars, there is an extra parking lot at the complex entrance.

Osada 12+ is a property dedicated to adults and youth over 12 years old. Our mission is to provide guests with maximum peace, quiet, and amenities tailored to adults' needs. We want everyone to fully relax and recharge in an intimate atmosphere. If you plan a holiday with younger children, we warmly invite you to our other properties (Villas and Apartments). They are specially designed for families and offer full infrastructure and amenities to make stays with younger guests as comfortable as possible.

Yes! We have a monitored bike storage where you can safely store your equipment. We also work with a local rental service that provides bikes for our Guests (we don't have our own rental on site).

Yes, our property is fully pet-friendly! Staying with a pet involves an extra fee, but Osada 12+ is the ideal place to stay in Czorsztyn with dogs. We are among the few to have a private dog park where your pets can run safely and freely. We also offer a special package "Stay with your dog" to ensure the highest comfort for you and your pets. The pet fee is a one-time charge for the entire stay, based on the pet’s size:

• Dog up to 5 kg: 200 PLN (whole stay)
• Dog over 5 kg: 500 PLN (whole stay)

Relaxing at Osada 12+ is part of the stay:

• In every apartment: Private dry sauna, relaxation area with wooden loungers, and bathrobes.
• In selected apartments: Private jacuzzi included.
• Common area: Outdoor pool overlooking the lake (summer) or a winter swimming spot (off-season) and a shared dry sauna with a panoramic lake window.

In Osada 12+ we chose a modern, health-friendly solution – instead of traditional, drying air conditioning, our cottages are equipped with a fan coil system. What does this mean for your comfort?

• Perfect temperature: The fan coil is an intelligent device that cools interiors effectively in summer and provides pleasant warmth on cooler days.
• Healthy microclimate: Unlike standard AC, this system doesn’t overly dry mucous membranes and ensures gentler, more natural air circulation – essential for allergy sufferers and health-conscious guests.
• Precise control: Each cottage has an individual controller, letting you set the temperature to your preference.

Yes, we ensure comfort for guests traveling modernly and eco-friendly. We provide one electric car charging point.

Our Village consists of semi-detached houses, each forming two fully independent, twin apartments. All offer the same high standard of finish and full equipment, differing only in additional amenities and views. You can choose from 4 apartment types to suit your needs:

1. With sauna and garden – perfect for those valuing privacy and sauna relaxation.
2. With sauna, jacuzzi, and garden – extended relaxation option with a private outdoor SPA area.
3. With sauna and lake view – enjoy the Czorsztyn panorama right from your window.
4. With sauna, jacuzzi, and lake view – our most luxurious option, combining a full SPA package with the best view in the Village.

Yes, we focus on comfort and local flavors with catering delivered right to your door.

• Breakfasts ("delight boards"): Local cold cuts, cheeses, veggie salad, fresh cottage cheese, homemade lard, jam, and bread.
• Lunches: Hearty boards with 4 types of meat, roasted potatoes, pierogi in two varieties, traditional moskole, and mixed salad.

Orders accepted at reception or when booking at least 3 hours in advance.

Yes, we offer vegetarian meal options. As we use an external catering service, availability depends on their current menu and logistics. To fully accommodate your dietary preferences, please contact reception before making your reservation.

We provide full independence. Each kitchenette includes: a hot plate, refrigerator, dishwasher, coffee maker, and a complete set of pots, pans, and tableware. The kitchenette has a large dining table that comfortably seats 6 people.

Although the rooms lack typical office desks, each suite features a large, comfortable table and a stable Wi-Fi connection.The quiet atmosphere (no small children) makes it an ideal place for a business trip.

Yes. We offer an intimate conference room for 25–30 guests overlooking the lake—perfect for workshops, board meetings, or small trainings in the spirit ofslow business.
