The settlement is located on a picturesque hill in Kluszkowce, just 100-200 meters from the shoreline. The property has aprivate, direct access to the famous Velo Czorsztyn bike path and an exitto the lake shore.

The architecture of the settlement has been designed to make the most of the landscape's advantages. Most of our apartments offer a wide view of Lake Czorsztyn and the Tatras from the terrace or through large windows in the living room. However, it should be noted that we have two types of views: a full panorama and a panorama partially obstructed by other buildings. If you want to be sure that you will have a full panoramic view of Lake Czorsztyn, we recommend ourCzorsztyn Prestige Apartments, which are located on the first shoreline.

Osada 12+ is an ideal place for couples, travelers with dogs, groups of friends, business trips, and those looking for peace to work (perfect for workation!). Thanks to the 12+ policy, we eliminate the noise typical of family resorts, which promotes focus and deep relaxation.

We focus on privacy and modernity. We use a self check-in system – before arrival, you receive a code that allows you to enter the apartment independently at any time after the start of the hotel day.

Each apartment is assigned one dedicated parking space. For guests arriving with multiple cars, there is an additional parking lot at the entrance to the complex.

Osada 12+ is a facility dedicated to adults and youth over 12 years old. Our mission is to provide guests with maximum quiet, peace, and amenities tailored to the needs of adults. We want everyone to be able to fully relax and recharge in an intimate atmosphere. If you are planning a holiday with younger children, we warmly invite you to our other facilities (Villas and Apartments). They have been specially designed with families in mind and offer full infrastructure and amenities that will make the stay with younger guests as comfortable as possible.

Yes! We have a monitored bike storage where you can safely store your equipment. We also cooperate with a local rental service that provides bikes for our Guests (we do not operate our own rental on site).

Yes, our property is fully pet-friendly! Staying with a pet involves an additional fee, but Osada 12+ is absolutely the perfect place to stay in Czorsztyn with dogs. As one of the few, we have a private dog park where your pets can run safely and freely. Additionally, we have prepared a special, dedicated offer "Stay with a Dog" to ensure the highest comfort for you and your pets during your stay. Staying with a pet involves a one-time fee for the entire reservation period, depending on the size of the pet:

• Dog up to 5 kg: 200 PLN (fee for the entire stay)
• Dog over 5 kg: 500 PLN (fee for the entire stay)

Relaxation at Osada 12+ is part of the standard stay:

• In every apartment: Private dry sauna, relaxation area with wooden deck chairs, and bathrobes.
• In selected apartments: Additionally, a private jacuzzi.
• Common area: Outdoor pool with lake view (in summer) or a spot for winter swimming (off-season) and a shared dry sauna with panoramic window overlooking the lake.

In the Osada 12+ we have opted for a modern and health-friendly solution – instead of traditional air conditioning that dries the air, our cabins are equipped with a fan coil system. What does this mean for your comfort?

• Perfect temperature: The fan coil is an intelligent device that effectively cools interiors in summer and provides pleasant warmth on cooler days.
• Healthy microclimate: Unlike standard air conditioning, this system does not excessively dry mucous membranes and ensures a gentler, more natural air circulation – which is crucial for allergy sufferers and health-conscious people.
• Precise control: Each cabin has its own controller, allowing you to adjust the temperature to your preferences.

Yes, we care about the comfort of guests traveling in a modern and eco-friendly way. We provide one electric car charging point.

Our Settlement consists of houses divided in half, each creating two fully independent, twin apartments. All offer the same high standard of finish and full equipment, differing only in additional amenities and view. You can choose one of 4 types of apartments tailored to your needs:

1. With sauna and garden – ideal for those who value privacy and relaxation in the warmth of the sauna.
2. With sauna, jacuzzi, and garden – an extended relaxation option with a private outdoor SPA area.
3. With sauna and lake view – for those who want to admire the panorama of Czorsztyn right from the windows.
4. With sauna, jacuzzi, and lake view – our most luxurious option, combining a full SPA package with the most beautiful view in the Settlement.

Yes, we focus on comfort and local flavors in the form of catering delivered right to your door.

• Breakfasts ("platter of delights"): Local cold cuts, cheeses, vegetable salad, fresh curd cheese, homemade lard and jam, and bread.
• Lunches: Hearty platters containing 4 types of meat, roasted potatoes, dumplings in two versions, traditional moskole, and a salad mix.

Orders are accepted at the reception or when booking with at least 3 hours' notice.

Yes, we offer the possibility of preparing meals in a vegetarian version. Since we use the services of an external supplier, the availability of these options depends on the current menu and logistical capabilities of the catering company. To ensure we fully accommodate your dietary preferences, please contact the reception before making a reservation.

We provide full independence. Each kitchenette includes: hot plate, refrigerator, dishwasher, coffee machine, and a complete set of pots, pans, and tableware. The kitchenette has a large dining table that comfortably seats 6 people.

Although there are no typical office desks in the rooms, each apartment features a large, comfortable table and a stable Wi-Fi connection. The quietness resulting from the nature of the facility (no small children) makes it an excellent place for a business trip.

Yes. We have an intimate conference room for 25–30 people with a lake view. It is an ideal space for workshops, board meetings, or small training sessions in the spirit of slow business.

We know how important it is to stay connected with the world, which is why we have invested in infrastructure that meets the demands of remote work. Our Wi-Fi allows smooth video conferencing and watching 4K quality movies without annoying interruptions. The signal is available in every apartment and in common areas, so you can freely reply to emails while enjoying a coffee on the terrace.
